How long have you been doing what you do and how did you get to be "The Property Match Maker"?

To answer this question, it’s probably best that I share with you a defining moment which brought me to where I am today, helping people like you to buy investment properties which work harder and faster; resulting in larger profits, sooner!

That defining moment in my life happened in mid 2006. I had been working in the property investment industry for several years and had accumulated a number of investment properties using the methods taught by my colleagues. The first 3 properties were easy and manageable and I really felt good about what I was doing as an investor. But the cracks in my investing style began to show as I added 2 more properties to my portfolio.

I couldn’t stop working. If I did, I wouldn’t be able to pay my mortgages. On top of that, I was literally stuck – I couldn't buy anymore property. I had become a slave to the very thing that was supposed to be giving me freedom!

I knew so many other people were accumulating large portfolios 10, 20 even 50 and I couldn’t understand why I was hitting a brick wall. I knew there had to be a better way and I was determined to work it out!

I tried purchasing off the plan, buying neutrally geared property, positively geared property, house and land packages, vacant land, inner city houses, inner city apartments, outer area properties, duplexes, villa units, reno projects: you name it, I tried it and I learned a lot!

During my “experiment” it became really clear to me that what I had long suspected was actually true. To get to where I wanted to be (early retirement and passive income of $130,000 pa) I needed a combination of growth, income and large amounts of cash for deposits. I knew from experience that no one property was going to do that for me. That’s when I developed my “multiple properties” strategy, a combination of cash flow, capital growth and large lump sum cash deals. I purchased all sorts of properties to get the right combination to reach my goals.

I discovered that a combination of just 3 simple strategies could create a balanced portfolio of properties, replace my income and pay off my mortgage in rapid time. I could fulfill all my dreams just by repeating the strategies in this system until I got my end result.

I started teaching my friends what I had discovered and was amazed at how much potential they saw in this style of investing. It was like a light bulb had been switched on! It was actually my friends who realised that so many other people had probably faced the same issues and how much my strategies would help others. They told me I should get out there and teach others too. “People would LOVE to know this stuff!” they said.

It didn’t take me long to realise they were right, and since then I have worked with over 100 clients to help them implement my simple system. I currently have a dozen clients with only one property deal to go so they can completely wipe out their mortgage, and that has all happened just within the last 18 months! I can’t wait to see their faces when they no longer have a home mortgage and we can begin creating income to replace their current salary!

I have made a commitment to dedicate the rest of my professional life to helping other people, get rid of their home mortgage in record time and replace their salaries with passive and leveraged income. I do this through my workshops, products, and private consulting.

Who are your clients exactly?

I work with people just like you! People who are interested in property investment, but don’t know where to start, are confused and overwhelmed by the property market or know what they want, but simply don’t have the time to do it themselves.

Specifically, my clients are people who want to make more money faster, buy more properties sooner, save months of endless research, and avoid the effort of dealing with sales agents.

How are you different from other “Buyer’s Advocates?”

Although I help home buyers buy their dream home, my unique area of specialty is helping people build a property investment portfolio, pay off their mortgage at a rapid speed and use property as a vehicle to replace their income.

Other buyer’s advocates will occasionally help people buy investments, but when you work with me you have an expert and consultant who has dedicated more than 10 years of personal and professional experience to investment alone.

I ONLY work with people who are serious about investing and achieving their goals. In other words, I don’t consult with people who want to buy a one off property with no game plan and no clear goal in mind.

Anyone can help you buy one property, but there is a real skill to accumulating enough property to make a difference to your life. If you want success in property, to pay off your mortgage and replace your income, you need a multiple property strategist…and that’s where my skills come into play.

By the way, I’m not a Jill-of-all-trades, I have 3 main investment strategies I like to use and I tailor these strategies for our clients so that they require little effort, make them more money faster and are generally safer than other higher risk strategies.

What that means to you is that I am very focused on strategies that are easy, repeatable and will work for most people.

What type of personality do you work best with and what is expected of me?

My services, products and programs were created for people who are really excited about the prospect of owning investment properties and are deadly serious about getting their mortgage paid off in rapid time. (Using one of our strategies can help you pay off your home mortgage in as little as one year or in up to 5-7 years depending on how fast you like to take action and what your own personal circumstances will allow).

The programs were created for you to get results without needing years of research and education.

Being a high achieving go-getter myself, I’m known to work best with other high achieving go-getters who are super-ready to get going and just want to know exactly what steps to take to get into property investing.

Think of what you’ll do with me as an action learning course which will save you time, make you more money faster and help you avoid additional effort.

For you to get the most from working with me you will be expected to take action on the plans I tailor specifically for you, be honest with yourself about how important your goals are to you and be proactive when it comes to signing paper work and returning important documents.

For what type of person is this NOT going to work?

Please know that not everyone is suited to property investment and not everyone is going to be suited to the way I work. I’m very selective in who I work with, choosing to (gently) turn away people who aren’t suited for my programs and won’t get the results for which they would have signed up for. (It wouldn’t be fair to them otherwise.)

My services and programs are NOT for people who don’t want to invest in themselves, are not willing to continue with their investment plans after the first property or for people who don’t want to pay to have the process made easier and more profitable for them.

I don’t work well with people who are not committed to their property plans or heavily committed to their end goals. Like they say, “you only get out, what you put in”, and it’s no different with me. Whilst I will make things easier for you and help you get results faster, if you are not committed to your own success or do not take personal responsibility for your results, my programs will not work for you.

What exactly would you do for me and what does your service include?

Everybody’s situation is different and the perfect investment property for me may not be perfect for you. I teach and use the 8 Steps to Successful Property Buying to find the right properties specifically to suit you.

The service you ultimately choose may differ slightly, but here’s what you can expect:

1. Identify your financial priorities

I work with you to identify your financial goals. Whatever your goals, it’s important that we all clearly understand them. When you are 100% clear about where you’re going, you will get a plan that is 100% clear about how to get there.

2. Gather your resources and assemble your team of experts

Between my extensive list of contacts (that I'll be glad to share with you) and your existing relationships, I'll help you to identify and assemble the team of experts that will make achieving your goals that much easier. With the right team in place, you can quickly gather your resources so you're ready to act when the perfect deal comes along.

3. Create a property investment plan

I use 3 core strategies that generate different financial results, such as instant cash profits, reductions to your taxable income or the creation of long-term wealth. Each of the core strategies has multiple sub-strategies (up to a total of 13 strategies in all). By combining these strategies with your specific financial position I can identify what types of property you should buy at each stage of the plan and what to do once you own each property.

4. Market Research

Once you have clear goals and a clear plan, you need a foundation of knowledge. Research is crucial for successful investing and it can take years to develop the right knowledge if you do it on your own. I love teaching clients how to research the market and can have you ready to buy in just weeks, not months or years. The best part is that it actually doesn't matter where you're buying; the same research techniques apply to any suburb and any property type. Once you know the techniques, you can research every deal quickly and accurately so you're a confident highly-informed buyer.

5. Property Search

Once you know the plan and how it will work for you, you can choose to implement the plan on your own or have me put it into action for you.

The easy-to-follow steps that I use and teach help you to search the market for properties that fit the current stage of your property investment strategy. After stripping away all of the properties that aren’t 100% perfect you have a shortlist of ideal properties ready for due diligence and analysis so you can make an informed decision. You will be in complete control and ultimately confident in which property to choose. My aim is to support and empower you to feel confident in your decisions.

6. Property Analysis

The accurate and effective analysis of a property relies on the research you started out with. Having laid the foundation with the right research techniques, the analysis is a simple process of comparing and crunching numbers. I say simple, but that's assuming you know the techniques. Don't worry though, I'll be glad to show you those techniques and steps and talk you through it so you are equally as confident.

7. Negotiation

Once you’ve selected your preferred property from the shortlist, I will decide on the best negotiation strategy for buying at the lowest possible price. That may mean placing offers with an agent or bidding at auctions – whatever it takes, you can relax while I negotiate for you. (Most people love doing away with this part!)

My aim in this whole process is to help you make savvy financial decisions, so I share with you our market research techniques and experience to ensure that you buy at or below market value. Most importantly, I never recommend buying a property for more than it’s worth because there’s always a good deal available somewhere else - why buy for more?

Many investors get caught in a bidding war for a single property, but our shortlist approach means that you (or we) can move on as soon as the bidding goes too high. There are always significant savings to be had and my job is to find them for you or help you find them for yourself.

8. Complete the sale

If I'm buying for you I coordinate all of the paperwork involved with each property purchase. I help you when you need to sign contracts and take care of everything that doesn’t need your direct involvement. Basically, I minimise the time you spend in the entire process. Generally, my clients spend no more than 6 hours of their time in a property purchase and those 6 hours are spread across a few weeks so you can imagine how easy it is.

If I'm helping you to buy for yourself I'll share with you simple processes and systems so you're 100% prepared and ready for each stage of the post-offer process. With my guidance and systems to help you utilise the right experts in the right way, you'll find the post-offer phase simple and straight-forward because you know exactly what to expect at each stage.

The Next Step

After you complete the 8 Steps to Successful Property Buying, the best thing you can do is start again. A single property investment won’t change your life, but it’s a good start. I’ll help you make that start count. Once the sale is completed and you’re the proud owner of a new investment, I will work with you to turn each investment into the financial prosperity you want. The next actions will depend on the exact strategy you're working on, but the end result will be either cash profits or the purchase of your next property as soon as you can say “go”.

In addition to the 8 steps I’ve just discussed, the process teaches you some great property investment tricks and tips. You become more confident investing in property to create financial freedom and you’ll find it easier and easier to keep investing and growing your portfolio.

You mentioned 3 core strategies that you use. What are they?

There are many ways to work with property and get results. They are all valuable and effective, but some are easier than others. I focus on the strategies that are easy to understand, easy to implement, get fast results and are safer overall.

I would almost always incorporate multiple strategies into your personalised plan so you can get the specific results you are looking for. I will work with you to identify which strategies will deliver those results

1. Creating profit

By knowing what to look for, you can identify properties that will make you profit quickly. It’s not money for nothing, but it’s easier than you’d think. In this strategy the focus is finding properties  that can be subdivided, renovated or developed. This strategy requires follow-up work after the initial purchase, but it can be kept quite simple with the right processes and expectations. Either way, you can expect major financial results in as little as 4-6 months.

2. Creating income

It’s very possible to replace your income with smart property purchases. A portfolio of property can generate income equivalent to a highly-paid corporate role, but you earn that money without ever going to work – how good is that!

Achieving this is about sourcing property that provides cash flow. This means that after your property related expenses you end up with extra money in your pocket. This occurs when the rent from the property is more than the combined outgoing expenses.

3. Creating equity

You might not need cash, but it's always good to have equity. Equity is the extra value in your home that you can borrow against to buy more investments. There are a number of strategies I can share with you to help build equity faster than normal market growth. Sometimes, though, it's as simple as buying the right property and letting it do it's thing.

By the way, during the process of building your portfolio for income, profit and equity, you might want to offset your taxable income with negative gearing so it's important that we don't forget about that option. Most people have heard of negative gearing and it’s a great way to reduce your taxable income. You may not realise that reducing your taxable income can actually mean more money in your pocket each payday – you don’t have to wait until June 30 each year.

It’s quite simple to buy a negatively geared property, but there are tips and techniques I can share with you to help you buy properties with the maximum possible benefits and highest possible growth.

There is no point buying a property just to save on tax, if you have no growth in the property you are essentially spending $1 to save $30c and that’s not a smart strategy, is it?

Does this really work?

Yes! The result of our time together is a systematic and strategic approach to reducing your debt and creating wealth in properties. Over the time that you work with me, you’ll see your debt and financial commitments drop and your disposable income increase. The end result is a sense of freedom to do what you want to be doing: taking holidays, spending more time with your family, changing careers and starting your dream job – it’s really up to you at that point.

The timing of final results depends on your personal goals and current financial position, but the great thing is that you’ll see progress straight away. Our system means that you get benefits from the very first property purchase.

You don’t have to wait for a build-up effect of capital growth over years of investing to see results. If you need an injection of funds, your very first property will create that. If you need to reduce your taxable income, your very first property will do that. The initial results happen in just weeks. The good news is that I’ll keep working with the strategy and adjusting it as necessary so that you keep getting results. There will never be an investment that doesn’t give you noticeable benefits so you’ll love every new purchase.

How can I guarantee myself that I will achieve my financial goals and enjoy the benefits of investing in property?

Stick with it and stay focused. Your property plan is tailored to you so it works, but you have to follow it. Some investors buy their first property and then stop, but we’ve already said that the first one won’t change your life. I’ll support you and encourage you to continue with your plan, but, in the end, each step is yours to take with my help as you want it. If your situation changes, I will work with you to update your plan – you just need to keep moving forward with your goals in mind, nothing is impossible!

Will I recover the investment I put into taking your service or one of your programs?

Yes, a resounding yes! Many clients are excited to report that they were able to cover their investment within the savings on the purchase price, but that's just the beginning. Depending on the strategy best suited to you, it is possible to make tenfold of what you invest to learn from or work with me. Basically, every time you work with me, you will be saving money or making money. It’s a win/win and that’s precisely how I like it!
